Work Underway on Senior Living Facility in Wheat Ridge

Building at 44th and Wadsworth Will Be an 88-Unit Housing Complex

WHEAT RIDGE – Feb 09, 2012 – Construction is underway at Town Center North in Wheat Ridge where a new senior living facility will be built.

The official groundbreaking was Feb. 8, but dirt work began earlier in January.

“We’re real excited for the senior apartment building. It’s a rental product in the community that we need,” Wheat Ridge City Manager Patrick Goff said.

The Wheat Ridge Town Center Apartments at 44th Avenue and Wadsworth Boulevard will be an 88-unit senior housing apartment complex on 2.2 acres.

Wazee Partners is constructing the facility while Weston Solutions is working on utilities, drainage and roads. “It’s a newer product in the community with quite a few amenities and attractive to seniors,” Goff said.

According to Weston Solutions project manager Jared Johnson, the site is made up of three lots with the northeast end being a stormwater retention pond.

The property will include new public roads that will extend Vance Street onto the property. Johnson said the roads should be completed in June while the building is tentatively scheduled to open in November.

“I think (some benefits) are new public roads for people to make access to shopping areas and a new modern building,” Johnson said.

As far as inconveniences during construction, Johnson said some residents will experience some minor water shutoffs as well as increased construction traffic in the area. The Panda King Super Buffet restaurant that lies adjacent to the property has been given a sign to tell customers that they remain open during construction.

The lot at the south end of the Chinese restaurant will remain undeveloped, Johnson said, and could be used as an expansion for the senior living or other commercial opportunities.

“The end product is something modern and sustainable for the community,” he said. Joe Vaccarelli: 303-954-2396 or jvaccarelli@denverpost.com
